faced with the harsh reality that our homes are probably worth less in the current real estate market than what we owe on our mortgage.  The real estate lingo for this transaction is a “short sale”, and this is a major concern for our military families.  What are the options available to these families?

In order to avoid default or selling short which can often impact finances and credit ratings, some families have chosen to leave family behind or are attempting to rent out their properties rather than selling them.  However, those options are not always the most desirable, so let’s take a look at some programs that are available.

VA Loan Compromise:  If the homeowners utilized the VA Loan Program, they can contact their mortgage lender and ask to be considered for this program.  Currently, under this program, receiving Permanent Change of Station orders does constitute as a qualifying hardship.  One of the benefits for this program is that there typically isn’t a hit to their credit ratings and usually the VA doesn’t require recourse (having to pay the money back) for the shortfall.  However, this does have an impact on future VA loan eligibility but often this is a minimal consequence.

Housing Assistance Program (HAP): This program was originally created in the 1960’s to help families that were affected by base closures.  In 2009, Congress voted to extend this program to help new categories of military homeowners including personnel seriously wounded during Post-9/11 deployments; surviving spouses of members killed during deployments; and military members who bought homes before July 1, 2006, and were reassigned between Feb. 1, 2006, and Sept. 30, 2010.  Unfortunately, this only covered a specific timeframe and the $550 million appropriated by Congress has been spent and no other families are receiving aid.  There have been calls for Congress or the Dept. of Defense to support more funding, but that hasn’t happened yet.

Fannie Mae and Freddie Mac: These mortgage organizations have now changed their guidelinesto loan servicers to say that a military move is a qualifying hardship that would enable homeowner to access some of the assistance programs.  Many lenders will work with the homeowners on plans that are intended to help them financially, such as some type of loan modification.

Foreclosure: The last resort for most homeowners would be foreclosure.  Foreclosure is the process of the mortgage holder regaining ownership of the house, due to the homeowners not making their payments.  Since there are many other approaches that are more desirable and less of an impact financially in the long run, foreclosures should be avoided.  Short sales and loan modification programs should be attempted first.

This year marks the 6th anniversary of the Lytle Law 5k “Run for the Kids”.  The race will be held on Saturday, May 19th 2012 in the Oyster Point area of Newport News.  The Lytle Law 5k was started in 2007 by local lawyer Brian Lytle and has grown over the years to be one of the biggest races on the Peninsula.

In addition to the 5k race, the event will also feature a “Miracle Mile” fun run/walk, free food and t-shirts for those participating, a raffle drawing for an iPad 2, live music, local vendors, bounce houses for the children, awards and more! However, the best part about the Lytle Law 5k is that *ALL* the proceeds go to The Children’s Hospital of The King’s Daughters!

Children’s Hospital of The King’s Daughters offers the most innovative, comprehensive and specialized care for newborns through teens providing the highest designation of neonatal intensive care in our region as well as specialty units for pediatric intensive care, rehabilitation, cancer treatment, medical and surgical care and transitional care. The Noland Trail is a five-mile wooded trail that encircles scenic Lake Maury in Newport News, Virginia. Although the trail stays relatively close to the shoreline of the lake, there are some small ups and downs to navigate. At various location,s the trail is punctuated by wooden bridges that cross the lake. These bridges have always been the highlight of walking the trail for my own kids!  We usually  see turtles swimming below the bridge, or basking in the sun on half-submerged logs nearby. It’s always fun to see who can spot the most turtles first!

At the James River, the Noland trail crosses the Lion’s Bridge on Museum Drive. On the river side of the Lion’s bridge are grassy knolls that lead down to the James River, making it an ideal spot to stop and have a picnic, or throw a Frisbee around. Also, along the trail there are several vista points that are perfect for just sitting for a while and conversing with your companions, or simply taking in the calm, quiet beauty of nature.

Busch Gardens Williamsburg is just up the road from Langley (about a 30 minute drive), and is open for the 2012 season.  This family amusement park and entertainment venue attracts families from miles around.  Located near historic Colonial Williamsburg, it has something for everyone.  For the roller coaster enthusiasts, a new ride is opening this spring; Verbolten, and it looks like loads of fun.  In the Octoberfest section of the park, there is a new show that was inspired by the Grimm fairy tales.  Also, if you visit prior to April 15, you may see the Easter Bunny hopping through the park. A good way for families to enjoy the park is to buy season passes.  Also, active duty members, along with three of their direct dependents, may get a free day pass once a year (see www.herosalute.com for more info).  Check out www.buschgardens.com, for all of the fun and exciting things that are offered.

On Saturday, February 25, a delightful time was had by all (including yours truly), at this benefit gala to honor and support the Wounded Warrior Project.  This event was created by the Spectrum Foundation, which is the charity arm of Spectrum.  Spectrum is an employee-owned business that serves the DOD and other federal agencies, and is headquartered in Newport News, VA.

This event gave my wife and me a chance to dress up with dancing and fine food, and with the added benefit of honoring the Wounded Warriors.  This gala was held at the Williamsburg Winery in Williamsburg, VA, and the winery did an outstanding job of hosting this event.

The spouse of a severely wounded Marine, and an Army Veteran described the many physical and mental horrors that are being experienced by many of our military comrades.  Not only are there many physical and PTSD issues to overcome for these soldiers and their families, many of these warriors are experiencing severe financial hardships due to delayed benefits and bureaucratic delays (one family had to wait 3 years for their V.A. benefits) with the various systems that are intended to provide the necessary care for these warriors.  Anything that we can do to help support the Wounded Warrior Project and the various associations that support them will be of great benefit.
